Is your fixed period ending?
When your mortgage fixed rate ends, your rate will usually move to EIBOR plus a bank margin. Most UAE mortgages use the 3-month EIBOR.
For example, if the 3-month EIBOR is 4.28% and your bank margin is 2%, your new mortgage rate would be 6.28%.
On a mortgage of AED 1,500,000 with 20 years remaining, that would mean a monthly payment of around AED 10,990. This is only an example — your margin will be shown in your mortgage offer letter.
If another bank offers a lower margin, refinancing your mortgage could still reduce your rate and monthly payment. Complete our fact-find and we can compare the cost of switching against the potential savings before your fixed period ends.
Some banks also apply a minimum rate, known as a floor rate. This means your mortgage rate cannot fall below a certain level, even if EIBOR drops. You can find this in your mortgage offer letter.

What EIBOR is
EIBOR (Emirates Interbank Offered Rate) is a benchmark interest rate used by banks in the UAE. It is published by the Central Bank of the UAE each business day for different periods, from overnight up to 12 months.
The EIBOR rate is the same for every bank. What differs is the margin each bank adds on top, which is why mortgage rates can vary between banks.
EIBOR changes with market conditions and is closely linked to US interest rates because the UAE dirham is pegged to the US dollar. When US interest rates rise or fall, EIBOR will generally move in the same direction.

The figures at the top of this page are the Central Bank's latest published rates, with their date. They are read from the Central Bank's own page twice a day.
Who sets EIBOR?
A panel of UAE banks submits rates each business day. An independent calculation agent appointed by the Central Bank of the UAE turns the submissions into the day's rate, and the Central Bank publishes it.
Which EIBOR applies to my mortgage?
The one your offer letter names. Most offers use the 3-month rate; some use the 1-month or the 6-month. The letter also names the margin added to it.
How often does EIBOR change?
Every business day. A mortgage on a margin over EIBOR is usually repriced at the start of each period, so a 3-month mortgage moves four times a year.
Is EIBOR my mortgage rate?
No. Your mortgage rate is EIBOR plus your bank's margin, and only after any fixed period ends. During the fixed period the rate in your offer letter applies.
